It seems like every day, I get stuff in the mail about selling my mineral rights. Of course every one is A+ rated,, yeah right !
Anyways, anybody hae an idea why all of a sudden folks ,that have leased off the gas rights, are getting all this stuff,, what do they know or think they know that we dont ?

Around here it is (ridiculous) offers to buy "recreational" land in the high country.
We get offers on our un-developed acre about once a week.
The offers range from $200 to $20,000.
We turned down a legit offer from a neighbor two years ago for $100,000 cash.
Within a block of my place, two un-developed acres just sold for $104K and $105K.

I throw all that stuff out.

I used to get them for mineral leases years ago. Our NY governor stopped all that in NYS. Idiot.

I also get them from companies looking to re-sell recreational lots.

I would never entertain any mineral leasing without a damned good lawyer I know to help.

I think the ship has sailed in the northeast on lucrative leasing. I think these might be folks just looking to lock up property on the cheap in a down market. JMHO.

We get offers weekly to buy all or part of our mineral rights. We have 5 vertical gas wells and one horizontal 'Super Well' in shale play.

Petroleum companies/producers are always looking to the future....so there is that aspect, but also when the economy puts a strain on folks...they saturate the market with offers hoping to pick up some mineral rights for a fraction of what they are worth.

Yes.
Neither was flat, no power or water, no driveways, not fenced, gravel roads.
But they have trees; Ponderosa pine, scotch pine, gambrel oak, juniper, cedar, pinion pine.
Property in the high country, I.E. cool, is at a premium in this state.
Even worse since the influx of refugees from Cali, Wash, & Oregano.

^^^^ Geez - I guess the 1.75 acres we bought next door a few years ago was an okay buy for $1,750 …… :oops:

Under my property is nothing but shale . Finding water is tough enough.
Now, if Metro-North opens the commuter rail line to Red hook or Germantown, yippie, my property goes way up. A straight run to NYC and low taxes. Of course the area will go to heck in a hand basket but I will be GONE.

I got a letter the other day, same type deal.

Started asking. Apparently there's lithium in that area according to some of the locals. Did not know.

Move to Canada - you have no mineral rights, only surface rights. Government owns all mineral rights. Gets even more interesting as someone can lease mineral rights under your property from the government and mine your property and you are SOL.

Get two. Have them work it into the deal upfront such that you don’t have to “buy” them. But keep the mineral rights. :LOL:

You have an adjacent cemetery that wants to expand?

There is now a process to remove lithium from the saltwater you get in the oil/gas wells. A few areas have extremely high amounts in the saltwater but as usual my luck not much in in the 2counties we have mineral rights.
A friend owns 2000k acres ne of here & when the processing plant being built is in full production he was told a bout $50k a month in royalties
